CANCELLATIONS, CHANGES, AND REFUNDS.
All bookings are subject to the following cancellation policy:

1. PMI Southwest Florida Permitted Cancellation Periods:
a. 30 days or more prior to your check-in date for rental periods of 7 days or less
b. 60 days or more prior to your check-in date for rental periods of 8 days or more

You may cancel your booking according to either a. OR b. above, given by written notice (email accepted with time-stamp) to PMI Sarasota. If the cancellation meets the criteria of either a. or b. the full amount of your reservation deposit will be refunded, less a $200 cancellation fee and any non-refundable charges including booking fees and management/admin fees.

2. All refunds, whether in whole or pro-rated, will be subject to the deduction of third party non-refundable charges.

For cancellations made after the Permitted Cancellation Periods above, Guest is responsible for the full amount of the total booking charges. Guest’s only recourse for refund after the Cancellation Period is a claim on a previously purchased vacation travel insurance policy. To protect against loss of your advance deposit or booking payment resulting from cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that guests purchase Vacation Travel Protection Insurance.

- **Anonymous**: "There was no welcome binder that gave the house rules ie garbage day, day when pool maintenance is done, etc. the primary bedroom bed was too small for the room a king could easily fit. The secondary bedroom bed was extremely firm for me. With that said if you like a fit mattress then you will be fine. 

Outdoor area was wonderful to have, pool was clean and it was nice to have a warm pool even in Florida. Very close to many restaurants, grocery, entertainment, and shopping. 40 minutes from Venice beach. 

I would recommend maybe doing something for the sand barbs in the back yard as it did make it very difficult to enjoy the lawn. Not sure what if anything can be done.

Quick response back when asking about the heated pool not working. 

Very quiet neighborhood. The instructions for checking out was the easiest we have had of all the air bnbs we have stayed at." (8/5)
