a. 30 days or more prior to your check-in date for rental periods of 7 days or less
b. 60 days or more prior to your check-in date for rental periods of 8 days or more
You may cancel your booking according to either a or b above by written notice (email accepted with time-stamp) to PMI Sarasota. If the cancellation meets the criteria, the full amount of your reservation deposit will be refunded, less a $200 cancellation fee and any non-refundable charges including booking fees and management/admin fees.
All refunds, whether in whole or prorated, will be subject to the deduction of third-party non-refundable charges.
For cancellations made after the permitted periods above, the guest is responsible for the full amount of the booking. We strongly recommend purchasing travel insurance to protect your reservation.

Our stay was stress-free. The location was great, amenities as described, and communication smooth. Check in and check out were uncomplicated. The charming addition of some toys for the kids was a great touch!
We stayed at this property for 10 days with my 87‑year‑old father and his helper. Unfortunately, our experience was very unpleasant and unprofessional. During the stay, the garbage disposal stopped working and we also had a small freezer plugged into a standard outlet. Instead of calmly addressing these minor issues, the host became confrontational. With about two days left in our reservation, he asked us to leave the house, effectively forcing us to end our stay early. Basic amenities were also not handled reasonably. The coffee maker (a Keurig) was not working, and rather than replacing it or offering a simple solution, the host argued with us about whether we knew how to operate it. There was no real effort to make the situation better, even with an 87‑year‑old guest in the home. Overall, the way the host treated us and handled routine appliance problems made the stay stressful and upsetting.
