Sarasota houses that fit six, seven or eight

If there are six to eight of you heading to Sarasota, you want a single-family house with a pool, a real kitchen and a driveway that takes two cars. That's the short answer. Our Sarasota homes cluster almost exactly in that range: most sleep eight across three or four bedrooms, which is the size a couple of families or two or three couples actually travel in. Below are the ones worth comparing, and the differences between them that decide the trip.
The ones to look at first for a group of eight
Your Crew's Perfect Gulf Coast Base is the one we send people to when the group wants to be in the same room without being on top of each other. Three queen bedrooms, each with its own TV, two separate living spaces, a pull-out in the family room for the eighth guest, and a yard with games and a beach kit already packed. It's pet friendly, and it's minutes from Siesta Key.
Seashells & Sunshine sits between Sarasota, Bradenton and Anna Maria Island, with a heated pool and a game room running ping pong, video games and karaoke. Bikes, chairs, umbrellas and coolers come with it. Downtown Sarasota and the Ringling are both about fifteen minutes; Anna Maria and Lido around twenty; Siesta Key about twenty-five. If your group includes a toddler, this is the house with a crib and a high chair already in it.
Heated Salt Water Pool & Fire Pit Retreat is a three-bedroom cottage built around its back yard: saltwater pool with an outdoor bar, fire pit, game area. Groups who intend to spend the evenings at the house rather than out tend to be happiest here.
Haven Hideaway and Sarasota Sunhaven round out the eight-sleeper group. The Hideaway's heated saltwater pool is ringed with planting and water fountains, so the back yard feels enclosed. Sunhaven is a refreshed three-bedroom with a renovated kitchen and both a living room and a family room, which is the layout that keeps a group from stacking up in one space.
Sarasota Springs Pool Retreat is four bedrooms with a heated private pool in a quiet neighbourhood, minutes from Siesta Key, Lido and downtown. One well-behaved dog is welcome with prior approval.
Six or seven people, and why the smaller houses are often the better trip
Groups of six get the best of our Sarasota inventory, because the houses in that bracket were chosen for character rather than capacity.
Aloha Cottage at Sapphire Shores solves the oldest problem in group travel: two couples and one bathroom. It has two primary suites, each with its own en-suite, a third bedroom with single beds, and a screened patio with a propane grill that becomes the room everyone sits in. Old Florida house, historic neighbourhood, the Ringling five minutes away and Lido Key about fifteen. Beach chairs, towels and an umbrella are included. Note the seven-night minimum, which City of Sarasota rules require here, so this isn't a long-weekend house.
The Pool. The Views. The House. is a remodelled home in Palm Aire with a heated pool looking out over the golf course and two king bedrooms that open straight onto the water. Three bedrooms, two and a half baths, sleeps six. If your group's idea of a good day involves tee times and an afternoon in the pool rather than a cooler and a parking hunt at the beach, this is where to start.
Modern Hacienda sleeps seven in a quiet residential street, with beach gear included and a dog welcome.
The house for people who'd rather walk than drive
Everything above assumes a car, because most of Sarasota does. The Ringling House is the exception. It sits on Ringling Boulevard, less than a mile from downtown, with the Legacy Trail a fifth of a mile from the door and Lido Key Beach and St. Armands Circle four and a half miles away. Three bedrooms, two baths, sleeps seven.
That Legacy Trail distance is the detail worth pausing on. It means a group can rent bikes, ride, and come back for lunch without anyone getting in a car, and it means the morning run has somewhere to go. For a group that wants dinner downtown and a walk home afterwards, this is a genuinely different trip from a pool house in a quiet subdivision, and the trade is that there's no private pool here.
Pools: heated, salt, private, shared
Not every Sarasota home we manage has a pool, and the pools we do have aren't all the same thing, which is where booking mistakes happen.
Private heated saltwater: the 4BR on Iola Drive, Haven Hideaway, and the Chapel Street cottage with its pool bar and fire pit.
Private heated: Seashells & Sunshine, Sarasota Springs, and the Palm Aire house overlooking the course.
Shared, resort-style: Resort Full Living and Esplanade Resort Condo, both two-bedroom, both sleeping four.
Heating matters here from roughly November through April. An unheated Florida pool in January is a beautiful thing to look at and nobody swims in it. At Seashells & Sunshine the heat runs through those winter months at no extra charge, aiming for the low eighties. At the Iola Drive house, heating is requested in advance for a fee, while the hot tub is included in the base rate. Ask about heating when you book a winter stay, every time.
When four of you should take a condo instead
A party of four travelling in winter, or staying a month, should look hard at the two condos before defaulting to a house. Esplanade at Palmer Ranch is a first-floor two-bedroom with two kings, a queen sleeper, a screened lanai, a reserved space plus a garage, and a gym. Siesta Key is about ten minutes, Nokomis Beach fifteen, Lido and St. Armands around twenty.
Resort Full Living trades a private back yard for a community that comes with a heated pool, spa tub, Bahama bar, fitness centre, tennis, bocce, pickleball and walking paths, plus a life-size outdoor chess board and a fire pit. The lanai looks over a pond, and the birds turn up with your coffee. Long stays are allowed, and there's a bike. For two couples who want tennis in the morning and don't want to maintain a yard, this is a better week than a half-empty house. Be aware it sits in a community association, which means a short no-cost application we process for you.
Bigger than eight
Arlington Ocean Oasis sleeps ten across five bedrooms and five bathrooms, with two primary suites, a heated saltwater pool and living space on two floors. A bathroom per bedroom changes mornings entirely once you're past eight people, and so does having a second living room so that the early risers and the late sleepers aren't sharing a sofa.
Where you base yourself changes the week

Sarasota's beaches are strung along barrier islands, and nearly all our homes sit on the mainland with a short drive across to them. Siesta Key is the one everyone has heard of, an eight-mile island reached by the Stickney Point and Siesta Drive bridges, and TripAdvisor put its beach top of its American list for 2025. Count fifteen to twenty-five minutes from most of town, longer from January through April when the season is in full swing. A free trolley runs between Siesta Key Village and the beaches, which spares you the parking lot.
Lido Key is the other move, and the one families with teenagers tend to prefer, because St. Armands Circle puts shops and restaurants a half-mile walk from the sand. At the southern end of Lido, Ted Sperling Park has mangroves, a quieter natural beach and kayak launches. The Ringling, five miles or so northwest of downtown, holds both the art museum and the circus collection on one large bayfront campus, and Marie Selby Botanical Gardens sits right on the bay in town with its orchids. Myakka River State Park is the inland day: it's eighteen miles southeast of downtown, around half an hour, with a scenic drive through the park and admission charged per car.
Gulf Gate, south of downtown, is where you'll end up for a casual dinner if you're staying on that side of town, and Siesta Key Village itself has the post-beach places, Daiquiri Deck and the Hub for something easy, Summerhouse for a proper dinner.
Before you book, check these four things
Dates and the pool. Confirm availability on the listing itself, and if you're coming between November and April, confirm how that particular pool is heated and whether it's included.
Minimum stays. Some homes in the City of Sarasota carry a seven-night minimum. If you're after a weekend, say so early and we'll point you at what works.
Dogs. Several of our Sarasota homes take pets and several don't, and a couple want prior approval for the specific dog. Tell us who's coming.
Beds, not just bedrooms. "Sleeps eight" can mean four bedrooms or three bedrooms plus a sleeper sofa. For adults splitting a bill evenly, that difference is the whole negotiation.
We've been doing this across Sarasota, Manatee and Charlotte counties for several years, which mostly shows up in small ways: every home inspected before you arrive, hotel-grade cleaning between guests, someone local to text when the gate or door code gives you trouble. Weekend getaways through to monthly stays. Book direct for the best rate and our guest perks.
